Deficiency and 1099-C planning
A short sale can leave a forgiven balance behind. We push for deficiency waiver language in the approval, and our 1099-C insolvency filing is available at tax time if debt is forgiven.

California requires foreclosure consultants to register with the Department of Justice and post a $100,000 bond; we will open California once that registration is complete. When do I pay for Short Sale Prep?
Only after your lender approves the short sale in writing and you accept those terms. Nothing before: no deposit, no document fee, no retainer. That ordering is federal law under the MARS Rule — walk away from anyone who asks for money up front.
How much does it cost?
$1,499, one time, invoiced through QuickBooks after the written approval is accepted. In many transactions the fee can be paid from sale proceeds at closing — ask your specialist.
Will a short sale hurt my credit?
It is reported as settled for less than owed and will lower your score — typically less severely and for less time than a completed foreclosure. We'll walk through your specific reporting outcome before you commit.
What happens to the rest of the balance?
That depends on the approval letter. We negotiate for a waiver of the deficiency; if any balance is forgiven, the lender may issue a 1099-C, and our insolvency filing service can often keep it from being taxed.
