90+ days delinquent on a Fannie Mae or Freddie Mac loan
We decline, because your servicer is required to solicit you for a Flex Modification trial plan between day 90 and 105 — without any paperwork from you. Paying anyone for that would be paying for what's already coming.
No documentable income
We decline. Modifications are underwritten on income; without documentation there is nothing to negotiate and we will not take a fee to try.
Already served with a foreclosure action
We decline — see a lawyer. Once litigation has started you need legal representation, and we are not a law firm.
Free help exists. HUD-approved housing counsellors assist with modifications at no charge: find a housing counsellor. Completed Fannie Mae and Freddie Mac modifications have historically reduced payments meaningfully — figures we cite come from FHFA published data16.
California: Loan modification assistance is not yet available in California. California requires foreclosure consultants to register with the Department of Justice and post a $100,000 bond; we will open California once that registration is complete. Free HUD-approved housing counselling is available to everyone. (Cal. Civ. Code §2944.7, §2945.45)
